I just found out there's a proposed mixed use development in Kirkland on the corner of 132nd and 85th (two of Kirkland's main roads and the boundary with Redmond). This development would go from 8 detached units to 134 apartments plus retail, which I think is great! If anyone's interested in joining me to welcome more neighbors to Kirkland vs. turning them away, I'd love to see you there.\n\nTheir main arguments are that this could increase traffic and reduce their property values. This is already a mixed-use neighborhood, with a number of businesses, medical clinics, churches, day care centers, offices, and other public spaces in the immediate vicinity, so additional housing and retail is appropriate here and will enhance walkability. This lot is also directly adjacent to two bus lines (238 and 248) that connect to downtown Redmond, downtown Kirkland, Totem Lake, Juanita, Bothell, and Woodinville. More housing makes mass transit more effective, which helps fight climate change. \n\n[As of 2017, just 12% of Kirkland residents worked in the city and only 13% of jobs in Kirkland were held by people living in Kirkland.](https://seattletransitblog.com/2017/01/18/we-have-traffic/) The more services and housing co-mingle in areas like these, the less distance people have to commute for work and shopping, reducing traffic overall. I can personally vouch for the benefits of living near mixed use apartments. I'm in North Rose Hill and because of the Slater 116 building and Luna Sol, I can now walk from my house to get coffee or go to the doctor. \n\nAs a homeowner in North Rose Hill, I can also speak to property values. I've watched as I've done basically nothing to my property but have seen its value double in five years. This is a comparatively small, attractive development, so [there's little reason to fear it will lower property values](https://www.maxpropertiesllc.com/how-does-commercial-development-impact-your-property-value/), but even if it does, that's a drop in the bucket compared to the hundreds of thousands of dollars of appreciated value for each North Rose Hill property for the past few years.
