Property crime in that area, especially Atlantic near Rainier, is rampant, fed by homelessness concentrated both in the green belt along I-90 and in the RVs that line the streets in Atlantic. You will also hear gunshots, and likely see shootings or aftermath in that section of Rainier if you live there over time. That is highly unlikely to be targeted at you, but as a CD resident I’ve seen both shootings and a bleeding dead guy - you should know that may be in the cards, and know you’d be ok with that. Judkins Park is a bit different depending on how far you are from I-90 and which houses you live near. Overall less property crime, fewer shootings, although still has its share. If it were me, I wouldn’t live where you describe, mainly due to property crime, which is exhausting and expensive over time.
