Here is my take:\n\nNBH - I agree, however, the average Zillow value on the houses here (the one I live in and all of my neighbors) has gone from about $250k to $500k from late 2011 to now. I'm talking pre-bubble prices. Buying a house on NBH right now is tough! If you own one, great. If you are selling, great. But to buy? Good luck!\n\nAlso, a lot of the nicer quiet neighborhood features are going to disappear for a bit. They are building two giant low-income apartment buildings next to the light rail station and the city has already announced traffic and quality of life will suck for about 18 months. Parking has already completely disappeared.\n\nSBH - I don't think it's super bad. But, I can see his point.\n\nColumbia City - Completely gentrified. Go down there on a sunny Sunday, it looks like Bellevue. That could be good or bad, depending on how you look at it.\n\nCD - In my opinion, slowly going the way of Columbia City. Which also could be good or bad.\n\nGeorgetown - I think this is a cheap up and commer. Things will be nice there in a few years.\n\nAll in all, I think you may still be able to get something cheap in NSea.\n\nEdit: Oh, you also asked about what to do. Um, not much. There are only two coffee shops, two decent bars, and a handful of restaurants on the hill.
